If the property is in a co-ownership, you will have to pay the managing agent (syndic) for providing the compulsory documents, and settle the balance of your account on the day of the sale.
If an estate agency acted on your behalf, its commission will be paid on the day of the sale.
The “frais de notaire” (notaire's costs) are paid in full by the buyer, whether or not you chose to be assisted by your own notaire.
On the other hand, the costs (notarial and/or bank) linked to repaying your loan are borne by you.
As for taxes, if the property is not your main residence, you may be liable for capital gains tax. However, allowances and exemptions exist. Ask your notaire.
The residence tax (taxe d'habitation) is generally due by the occupant on 1 January, whatever the date of the sale.
Finally, on the day of the sale, an account will be drawn up according to your agreements with the buyer (co-ownership charges, property tax, any rents, etc.).
